The first quarter of 2025 brought a notable adjustment to Botswana’s housing market. National residential sale prices experienced a moderate dip, decreasing by just over four percent, reaching an average of P907,622.
Regional Slowdown Evident
This market softening was particularly apparent in specific regions. Areas like Selebi-Phikwe, Lobatse, the central region, and Greater Gaborone reported a noticeable deceleration in housing activity.
Demand for Affordable Homes Persists
Despite the broader market trends, certain segments continue to show resilience. Estate agents observe consistent interest in affordable, well-located properties. This includes rental units priced at P5,000 or less, and homes for sale ranging between P400,000 and P800,000.
Supply Increases in Higher Price Brackets
Simultaneously, the supply of homes in the mid- to upper-price ranges continues to expand. This growing inventory contrasts with the steady demand for more budget-friendly options, indicating a potential imbalance in certain market segments.
